Three ways landlords can add value to their property – Styled Interiors
The property market is currently booming, meaning there is a huge opportunity for landlords to maximise the profit on their rental properties.
Making a few key alterations to your property can see it soar in demand, as well as fetch a much bigger yield. Take a look at our top tips below on how to achieve this:
1 Keep it simple
While it’s tempting to go overboard when adding furnishings to your property, it’s important you keep in mind that often less is more. An overly personalised or heavily decorated property could put off potential tenants, whilst an empty white box won’t do much to entice them in either. Your goal is striking that balance between showing potential tenants how your property would look and feel as a functioning home, whilst also providing them with enough room to envision how they can add their own stamp to the place.
2 Invest in larger pieces of furniture
Fully furnished properties have the ability to fetch a much higher rental return than unfurnished, but there are some key points to remember here to save you money in the long run. It’s impossible to know just how your furniture will be treated by your tenants, so investing in higher-quality, more durable options for your larger items such as sofas, beds and tables will ensure they stand the test of time. Consider looking for pieces that include stain-guard fabrics that are easy to clean.
3 Don’t invest too heavily in trends
While you want to appeal to potential customers, investing too heavily in trends will only cost you more money in the long-term when the design is no longer ‘on trend’. A wise choice when designing your buy to let property is to stick with neutral colours for your larger, more expensive furniture pieces that will appeal to the mass market. To make your property stand out from the crowd, you can always add some smaller on trend accessories, lower-cost pieces such as soft furnishings and accessories. This means that should the trend go out of style; you can replace them easily.
